What is a Gas Safety certificate?

A Gas Safe certificate or CP12 is a document that proves that your gas appliances have been checked and are safe to use. Such certificates can only be issued by a Gas Safe registered engineer after an inspection of your gas appliances has been carried out.

Why do I need a Gas Safety certificate?

In England and Wales, it is a legal requirement for landlords to have a gas safety certificate for each property they rent out. The certificate must be issued by a Gas Safe registered engineer who has inspected all gas appliances in the property. The inspection must be carried out every 12 months, and the landlord is responsible for keeping record of each certificate for two years. It is also the landlord’s responsibility to provide the tenants with a copy of the certificate either upon their move in, or within 28 days of the inspection being carried out. In addition, since 1st October 2022, landlords in England are required to provide carbon monoxide and smoke alarms in all rental properties.
